Technical Roadmap of Urban Land Grading Combining Urban Planning Factors: A Case of Commercial Land Grading in Wuhan

Abstract

The purpose of this study is to discover the factors and technical roadmap of urban land grading and to discuss an approach for urban land grading regarding to the urban planning factors. Method of multi-factor synthetic evaluation is employed to model the potential land values and to quantify the impacts of urban planning on land grade. Based on the model result, a set of urban planning factors is refined for urban land grading. The results indicate that urban planning has significant effects on the spatial distribution and variation tendency of urban land values in terms of the urban dimensional distribution and constructions; the technical roadmap taking account of urban planning factors may not only overcomes the limitations of traditional urban land grading, but also expand the technical framework of national regulations. The paper uses a case study of commercial land grading in Wuhan city to demonstrate the validity of the technical roadmap.
