A Research on Rural Residential Land Exit Mechanism Based on Property Right

For the purpose of removing the main obstacles to exit and consolidation of rural residential land, excavating the potential use of rural residential land, improving the level of intensive use of urban and rural construction land and promoting the urban and rural developments, this paper studies the exit mechanism of rural residential land combining theoretical analysis with empirical analysis. The analysis concludes that the loss of housing support functions and rural residential land value of the assets are the main reason for the peasants' refusal or reluctance to exit the rural residential land; therefore, it is necessary to clear property right, strip the social security function and establish financial compensation and other interestoriented mechanism and other means to promote rural residential land exit.
