The Research on Real Estate Financing External and Specialized

Real estate finance is the product closely combined with of the real estate and financial industries,strictly speaking,it belongs to one of the financial business.However,since the birth of the real estate enterprises in China,the real estate enterprises has been responsible for the dual role of the real estate investment and financing,financing has become an important internal functions and economic activities of the real estate enterprises.Real estate enterprises act as both the main demand of funds,but also act as a financing body,the objective necessity of the existence of this phenomenon in a certain stage of historical development.However,due to the dislocation of duties,internalization of real estate enterprises finance activities create many problems in practice,this is not conducive to the development of China's real estate industry and real estate financial markets improve.For this,in this paper,from specialization angle,investment activities and financing activities of real estate enterprises in China should be separated,to externalize real estate enterprises finance activities,that is,by a team of professional and institutional to carry out financing activities for real estate enterprises.At the same time,this article has some suggestions for how to achieve the real estate enterprises finance activities externalized.
