Abstract
House sizes will shrink in the 21st century. Tight zoning restrictions, lack of available land and cost constraints are some of the factors affecting the trend towards downsizing. This text provides a road map to design of the small house in the 21st century, including in-depth analysis of award-winning projects in smaller-scale housing (areas of 1500 to 3500 square feet), considering history, site selection, interviews with architect/client, construction and budgets; statistical analysis of space allocation for major living areas, such as living rooms, bedrooms, bathrooms and kitchens; future trends in prefabrication, smart design and the demands of changing demographic forces; and owner and architect perspectives on why projects succeed or fail, with a number of case examples. All plans are drawn to the same scale.
