The Challenges of Adopting Modular Construction in Malaysian Construction Industry

Abstract

Modular construction is an advanced and modern method of construction technology that used by most of the developed countries in overseas. The construction method of modular construction is an integration of off-site and onsite construction where three-dimensional modular units are pre-fabricated on factory plant and send to site for assemble to become a final building. This building system is benefited to Malaysian construction industry as delay in construction project is often happened in Malaysia. The aim of this research is to find out the challenges to adopt this technology in this country. The literature reviews are focusing into the three objectives of this research including (1) to study the characteristics of modular construction; (2) to determine the challenges of modular construction adoption in developed country and (3) to recommend the ways to the adoption of modular construction in Malaysian construction industry. It is hoping to figure out the potential barriers face by the industry player especially contractors in adopting modular construction technology in the industry and some recommendation strategies towards the adoption of modularization in the current era. Therefore, the construction player can take proper measurement towards the adoption of modular construction for leading the country one more step toward industrialization.
