Abstract
Housing market price determination in China carries features different from those in market economies.As China is a developing country in transition and Chinese prefer new houses in housing demand,there is a new house market independent from the stock market in China.In the short term,housing market price fluctuations are mainly induced by changes in demand for new houses.Besides major factors highlighted in traditional theories,price expectation is an important element in housing demand and should not be neglected in price analysis and policy development.
