Abstract
By applying spatial statistical analysis,GWR model and GIS technology,this paper explores the effects of various factors on residential land price in Beijing based on GWR model.Firstly,determining the affecting factors of residential land price such as CBD,transportation,urban infrastructure,land areas and setting up the quantitative criteria for those factors;then,calculating the related results with the revised data of granting residential land from 1997 to 2004 in Beijing using GWR model;at last,conducting the spatial visualization analysis by GIS technology.It is found that the multi-center effect of residential land prices emerges in Beijing;the infrastructures of 'life-quality-type' influence the residential land price much more than that of 'life-convenience-type';the impact of subway and highway to the residential land price shows obvious special 'complementary effect';the land area affects the land prices significantly.
