Abstract
Arable land, an extremely important means of production, is irreplaceable in agriculture and it is also the essential foundation for society and the economy to achieve sustainable development. Based on the classification of farmland,the valuation of the arable land aims at quantification and evaluation of farmland in terms of economic value. Only if the farmland is reasonably priced, all forms of land transfer could be well protected. The author studies the influence of natural factors on the price of farmland transfer, pointing out how the pricing mechanism is influenced by the natural factors. On the basis of the cultivated land fertility, the farmland could be properly classified. Then, introduces the application of farmland productivity in land transfer, including different soil fertility level of cultivated nature difference, yield and income disparity and the price difference. Furthermore, it determines the price of the farmland and the function after it's circulated, providing a scientific basis to further promote the sustainable development of arable land. Finally, taking wuhu as an example, analyzing the land circulation price, also puting forward countermeasures and suggestions to cultivated land circulation and management: First,points out the lack of a reasonable mechanism, and cultivated land appraisal reference standard land price is the biggest problem in the process of land circulation; Second, an urgent need to cultivated land quality grade updates and evaluation; Third, the lack of farmland productivity application research in land circulation, for the study, to be further in-depth, not limited to the current research results, should study more farmland productivity in all aspects of application of land circulation.
