Study on the Land Value Around the Rail Transit Sites Based on the Hedonic Model

This essay,based on the Hedonic Model,took the no.2 rail transit line in Wuhan as an example,and adopted the SPSS to analyze how the rail transit line influences the increment of the land value around the sites.The quantitative analysis of the Land Value around the Urban Rail Transit Sites,which contributed to the study of spatial distribution regularities of the land value.Then,the study can benefit the rational allocation of the profit of the land value,providing new access to finance for the construction of the urban rail transit,and help solve the problem of the funds shortage and the loss in operating in the construction of the urban rail transit.The results of the study showed that the construction of the rail transit line has a significant value-added effect on the increment of land value(real estate prices).And with the distance from the nearest site becoming more far,the price of the land around the sites has obviously trend to decrease.
