Productivity Changes of Real Estate Development Companies——Based on Malmquist Index Analysis of DEA Model

Abstract

By using Data Envelopment Analysis(DEA) technology,and with the help of Malmquist index,the paper characterizes provincial productivity of change Chinese real estate development enterprises the year 1999,2005 for further study,the paper also analyses convergence of provincial technical efficiency: productivity of change comes fromcatch up effect and effect.The conclusion shows that the total factor productivity increase of Chinese 31 real estate development enterprises comes argely from growth effectduring the year 1999,2005.Therefore,it is important to have a technical innovation,especially management innovation and business innovation.
