Abstract
The purpose of this paper is to explore the technical methods of land grading and benchmark land price evaluation in small-town cluster, and scientifically calculated the benchmark land price of commercial land, residential land and industrial land. The paper may provide a reference for the research of benchmark land price evaluation in smalltown cluster. Methods employed include literature review and empirical research. The results indicated that treating small towns in the same zone as a whole, namely the small-town cluster, it is useful to establish a classification of land uses in each town and calculate the benchmark land prices separately. The paper concludes that the method can not only solve the problems mentioned at the beginning but also can treat the towns in the same zone as an entirety, which makes the land prices in different towns comparable. It is significantly meaningful to land market regulation.
