Abstract
Affected by city and countryside, the urban fringe is the habitat of urban development and change. Now the discussion on land price of the urban fringe focuses mainly on evaluation methods of land price. However, researches on impact factors of land price are very few.Confirming the impact factors is vital to evaluate land price rapidly.Aiming at sustainable development,an impact factor system of land price is established in this paper.First, methods of D-S-R,documentation,and causality are employed. Then, based on characteristic analysis of land price, the model of D-S-R conception is set up.Finally, the index system of land price with social and environmental factors is developed tentatively. The impact factors are divided to two parts and count methods are introduced separately. The system may be used as basis for dynamic land evaluation and decision-making of land use.
